Tile Calculator & Estimator

How many tiles do you need? Multiply the room's length by its width, add 10% waste for a straight layout, then divide by the area of one tile. A 10 × 12 ft kitchen is 120 sq ft; with 10% waste that is 132 sq ft, and a 12 × 24 in tile covers 2 sq ft, so you need 66 tiles — 9 boxes at 8 per box. How to measure a room for tile

  1. Measure wall to wall at the floor, in feet, along the longest length and the widest width. Round up to the next half foot.
  2. Split L-shaped rooms into rectangles, work out each one, and add them. The tile area calculator does this for you.
  3. Leave in closets and the space under the vanity if the tile runs under it; subtract only fixed cabinets and an island.
  4. For walls, measure each wall's height to the tile line and subtract windows and doors — see the wall tile calculator.
  5. Pick the waste for your layout: 10% straight, 12% brick offset, 15% diagonal, 20% herringbone.

Tile calculator FAQ

How do I calculate how many tiles I need?

Multiply the room's length by its width to get square feet, add your waste allowance (10% for a straight layout), then divide by the area of one tile. A 10 x 12 ft kitchen is 120 sq ft; with 10% waste that is 132 sq ft, and a 12 x 24 in tile covers 2 sq ft, so you need 66 tiles.

How many boxes of tile do I need?

Divide the tiles you need by the number of tiles in one box and round up. Box counts vary by product, so read the label: 66 tiles of 12 x 24 at 8 per box is 9 boxes. Buy one extra box from the same lot for future repairs.

How much extra tile should I buy for a floor?

Add 10% for a straight grid, about 12% for a brick offset, 15% for diagonal and 20% for herringbone. Rooms with many corners, closets or a toilet flange to cut around need a few percent more.

How many 12x12 tiles do I need?

One 12 x 12 in tile covers exactly 1 sq ft, so you need one tile per square foot plus waste. A 5 x 8 ft bathroom (40 sq ft) needs 44 tiles at 10% waste.

How much grout do I need per square foot?

It depends on tile size and joint width, because smaller tiles mean more joint. For 12 x 12 in tile, 3/8 in thick, with a 1/8 in joint, sanded grout works out to about 0.07 lb per sq ft — roughly 2.8 lb for a 40 sq ft bathroom floor. The grout calculator works it out for any tile.

How much does tile installation cost per square foot?

RUBI's 2026 cost guide puts tile material at $1–$8 per sq ft for ceramic, $4–$14 for porcelain and $7–$25 for natural stone, with labor at $5–$22 per sq ft depending on tile size, pattern and region.

Should I measure in square feet or count tiles?

Measure square feet — tile is sold by the box and priced per square foot. Use the tile count to check the store's math and to plan how many full tiles fit across the room.

By tile size

How much does tile installation cost in 2026?

Nationally, tile installation runs about $10–$25 per square foot installed — roughly $2–$8 for the tile itself, $1.50–$3 for setting materials, and $6–$14 per square foot in labor. Small bathrooms, mosaic sheets, and herringbone layouts push labor toward the top of that range.
