How this calculator works
Tiles needed = (area × waste) ÷ tile coverage. A 24x24 tile is 4 sq ft, so a 400 sq ft room takes 100 tiles before waste, 112 tiles at 12%, and 28 boxes at 4 tiles per box.
Flatness is the whole job. The ANSI standard for tile with any edge 15" or longer is a subfloor flat to 1/8" in 10 feet. A dip that is invisible under 12x12 tile becomes a rocking, hollow-sounding slab under 24x24. Screed a self-levelling compound before you set a single tile.
- Use a 1/2" x 1/2" notched trowel and back-butter every tile.
- Comb the mortar in one direction and collapse the ridges — no air pockets.
- Keep offsets to 33% maximum, or stack the joints.
- Budget 12–15% waste; cuts on big tile waste large pieces.

Frequently asked questions
How many 24x24 tiles do I need for 500 square feet?
125 tiles before waste (each covers 4 sq ft). At 12% waste, buy 140 tiles — 35 boxes at 4 tiles per box.
How many 24x24 tiles are in a box?
Usually 3 or 4, covering 12–16 square feet. Boxes weigh 60–80 lbs, which is why counts stay low.
What size tile counts as large format?
Any tile with one edge 15 inches or longer. That includes 12x24, 24x24, 24x48, 8x48 and most plank tile.
Do large format tiles need special thinset?
Yes — use a medium-bed or large-and-heavy-tile (LHT) mortar. Standard thinset shrinks too much under a big tile and causes lippage and hollow spots.
